What this LO, and many others, fail to make the focal point, though, is: IF you have the means and ability to buy now, then buy. High rates is a concern but we are in a severe short-supply environment, so if a LO can offer a 2% rate, but no home to lock this on, the rate doesn't do anyone any good. So focus on finding a home and getting under contract and THEN worry about refinancing to a lower rate later down the road. Many people are listening to the media and holding back on purchasing a home due to high rates. But what those potential buyers fail to see, and seem to have forgotten, is the chaos when rates were in the 2% range: 1. Bidding Wars 2. Having to submit upwards of 40+ offers and hoping 1 will get accepted 3. Having to go in offering over the asking price on the initial offer 4. Having to pay the overage out of pocket, since the bank will only loan up to the appraised value 5. No chance of seller credit/concessions and sellers asking the buyers to waive the contingencies built-in to protect the buyer (i.e. inspection, appraisal, etc.) Fast-forward to now, though the market is still a seller's market (due to short supply), buyers now have some leverage and room for negotiations: 1. No bidding wars 2. Sellers are dropping price (though they are still higher than pre-pandemic levels) 3. Buyers can ask for credits/concessions/repairs/etc. 4. Sellers more likely to help buyers with credits/concessions, which can go towards items such as closing costs, buying down the rate, etc. 5. Less likely of having to overpay for a home by not having to offer over asking price

First it was gas stoves, then it was washing machines and now 5heyre coming for your hot water heater.
https://www.foxnews.com/politics/bid...home-appliance It would be nice to at least have hot water to take a shower with today... And don't get me started on the EV's. The Communists in charge obviously will stop at nothing to maintain complete control of the Serfs. Think or say something they don't like? Off goes your electric.

Spent an hour on the phone with Geico and spoke with 2 different reps to hear out their pitch as to why there is yet another increase on my renewal. I would have respected them more if they just told me they didn't know, rather than trying to sugar-coat and come up with some nonsensical BS. My insurance payment should NOT be more than my car payment. After close to 2 decades of being loyal to Geico, it just does make financial sense to stick with them.
So I called up Progressive looking to get a quote, and ended up switching over. My payments are significantly lower AND with better/more coverage. MZ DAIZY, I believe you are in the same predicament with Geico. You should call Progressive to see what they can do for you.

Date night tonight. Went to the drive-in. Seen the movie "Sound of Freedom". Good movie. It tugs at your heart strings. I see why the left hates this movie. It goes against their agenda.

2. During the summer, I can't imagine the air temp. providing much comfort, so do people leave their cars/AC on for the duration of the movie? 3. If people turn off their cars and roll the windows down, how do they deal with mosquitoes? 4. Did you take the Z?

2. Night time temps are in the mid to high 60's. Windows down. 3. Squitoes ain't a thing where the drive-in is. Now if you where close to the river or creek, yea. Then you would use Deet 100. 4. Took the Jeep. The Z needs 2 rear tires. Have cords showing on the inside edges. ![]()
