i remember mitsuwa marketplace in torrance had a spot for one car on the
2nd level.

Honestly, you are parked by the road. Chances are your car will have a film of dust if you are there longer than 10 minutes. Also, high possibility of rocks being thrown your way. I give this spot a 7 out of 10.

Space wise, it is 8/10. Location wise as you pointed out, I totally agree. Not sure how busy the corner is but should we also consider potential for accidents? When I'm in a parking lot, I worry and asses the likeliness of people backing into it, shopping cart damage, surounding trees (branch falling or tree sap), speed bump type and height, and ease of entry/exit. I do have my favorite spot on places i frequent the most. Yes very anal but that's just me.
