Once again, media delivering false news. "Mortgage rates over 7%" is very affordable when putting into perspective rates of previous decades (when they were in the double digits) AND incomes were significantly lower. Also, mortgage rates now isn't the issue. In addition to a severe shortage of homes, there is also the property taxes AND insurance aspect to think about. In FL, most insurance companies are fleeing the state, thus increasing premiums for the few companies left willing to underwrite in FL. For property taxes, each time ownership changes, this is when the county/city reassesses the home value, thereby increasing your tax liability.

As you know, we had a couple of tornado’s come thru the hood. My roof is now leaking so I called a roofer. After he handed me the estimate I asked him what my chances of insurance covering it. He asked me who it was. Told him Allstate.

He said chances are slim and non. :bowrofl:

Are you looking at repairing the area of the leak or an entire re-roofing? How old is the roof?

If the leak is from a tornado, I don't see why the insurance company wouldn't cover repairs and may still be worth a shot on filing a claim.

Someone correct me if I'm wrong, but on that side of the pond, they call them typhoons, but same phenomenon. CA doesn't usually get hit with those types of natural disasters, but it's still possible since they are right against the water.

Better hurry if they want to build those railroads across the Pacific.

I still don't understand. How is this possible?? It's a tiny island that is maybe the size of central Florida at most and it's surrounded by water!

They said it’s toast. Needs a new one. I believe it’s 20 years old but have no way of knowing.

I would get a 2nd opinion. Depending on the roofing material, shingles can last up to 30 years.

In terms of the age, not sure about GA, but FL requires a permit replace the entire roof, so it may be worthwhile to look up records. (If the work was done without a permit and was required, this can be another set of issues when it comes times to sell.) At the very least, a roofing expert should be able to give you a general idea on age.

Species that change genders (or have both genders concurrently) is of nature that happened via evolution and over time. They did not go through an artificial operation to get this ability. Humans waking up one day and deciding to get a gender change is not natural or of nature, but rather a “mental disorder”. I believe they classify this as “gender dysphoria”, which:

“Because gender dysphoria is included in the American Psychiatric Association’s Diagnostic and Statistical Manual of Mental Disorders, also called the DSM, it is diagnosed as a mental disorder, experts said.”

Just as I cannot add “Cauc” into “Asian” to make myself “Caucasian”, just as I cannot change my age, for humans, you cannot biologically change your gender (just because you can change something legally does not make it square biologically). Since the history of ever, man meant male, and woman meant female, each with their respective biological features and reproductive parts. No matter how much time passes, humans cannot naturally evolve to the opposite gender of their biological gender (i.e. a male will NEVER naturally be able to get pregnant).
