Asking $40k is a sh*t ton for a 370z, regardless of mods. Unless it’s some kind of unicorn build, nismo, rare parts, etc…
Modifications don’t necessarily add much value. To be honest a lot of the time, a completely stock car is worth more. If carmax is going to give you $35k, I’d jump on that if you need the car sold.
