Buy a house...

Interest is at record low levels, and its going to start to climb... a few percentage points can make or break the ability to afford something... hell even one.

I have rented since 07 and have nothing to show for it. i pay basically the same for a house. Roughly, if I make an extra 2 payments a year, it'll go straight to principal, and knock about 10 years off my 30 year.

If you do spend money on interest, it could be made up by the house climbing in worth. Even if you break even, at least you get that money back. Tax breaks are also nice. It also helps raise your credit score, saving you money in the long run.

Also avoid adjustable rates, that's really what got people in trouble. Stay with a fixed rate and you will have a predictable payment.

A friend of mine wanted to wait a year to buy a house... he wants to save. we calculated that if interest goes up a few points, all the money he saves, will simply be absorbed by the interest increase... thus going to nothing really.

EDIT: interest or value increase for that matter...

Buy when you are ready to buy. Sure rates are low but if you're not ready, you're not ready. Simple as that. :)

I'm enjoying it! I put my Pioneer AVH-X5500BHS in yesterday. Just need to replace the speakers when I have a chance but it def sounds good with the new HU alone.

Picking up on the changes Nissan made. Definitely a better car than my 09. More refined for sure. Not huge changes, but they make a difference. Had a chance to push it a bit today and the new shock tuning is a definite improvement. Less bump steer and more body control. The car doesn't feel as skittish as it used to.

Still nose heavy, but it definitely seems pretty well set up. About as good a balance as you're going to get from a nose heavy car with a 245/275 stagger. I bet a 275/275 square setup would feel great.

Yeah it's easier for me because I'll still be with my parents. I'll be paying most of the mortgage and they will be helping out with groceries and stuff. Gonna save up for a down payment with my new job and hopefully be able to buy one early next year.
