Man that's nuts. How does it possible cost 12k for paperwork to close on a property? Just differences from one side of the border I guess. My real estate lawyer charges me flat fee about $800. If by chance he needs to get anything else notarized while in Calgary he can just go to any Registery and they can do it for like $25. No having to go to the consulate or anything like that. He can pay my last speeding ticket while he's there
