Your plan above is very good. But also consider that you may be better off to request repairs to be fully completed by a licensed foundation repair contractor before closing and then a favorable re-inspection report completed again as well. (Of course the Re-inspection to be paid for by the seller).

The reason a check at closing is less appealing is because there could be unknown hidden issues (rot, mold, termites) that the repairs would find.

I would think that just by asking for this, the seller will back out and you will get your earnest money refunded.

You won’t get your inspection fee refunded, but you can consider that as money well spent. You were certainly wise for insisting on an inspection...

Thank you so much for this insight!! I'll be bringing this up today during our talks. I am at the point where I already want to walk. So this may just be the silver bullet needed.

Well that cost could be my health unfortunately. BP issues have been under control the last two-three months but have crept up in the last two weeks. I don't know, we met up yesterday to talk about things. I'll be speaking to his wife today at some point since she's been the one doing most of the role. We'll go from there. Where I'm at now has no room for growth in position/salary but is accomodating for my kiddo's schedule.

I can't tell you the best path, just that my own life has been radically improved (financially) through management. I did pay the price physically with stress at times (and occasionally still do). I consider it worthwhile - I will absolutely trade some level of mental health for a larger paycheck. It's not ideal that I have to make that choice, it's just the reality of life. Anyone who says otherwise is lying. :tiphat:

Looks like I'll be going by the shop after work today. Kevin pulled the lower oil pan and just called me to tell me he found some metal shavings in it that are concerning :ugh:

He caused the earthquake when he fell out of bed. That's why he didn't feel it.

Put 4 foot wire fencing around all five tomato planter boxes. Ran out of 2x4 to use as posts. Had to feed an 8' 4x4 through the table saw to make enough supports. Which was interesting as the table saw maxes out at 3 inches above the table.

Got lucky. No major tree or tomato damage.

Spent 20 minutes in the basement with three dogs going apeshit while the civil defense sirens screamed. Tornado went about 10 miles south of us. Building collapses in Chicago proper, 500k out of power, more looting looks scheduled for tonight.

Break out the double-aught, Gunny! There be weevils in the bread!

Last night business owners and local residents were outside local businesses with bats and firearms. Sh*t is spiraling downward.

Wrong, I went through one in Monks Corner just north of Charleston, SC back in 2002 or 2003.

Spoiler, I got the home inspection report back. If you or anyone else would like to take a gander at it, just pm me your email address. I feel safe sharing with you guys. Haha.

Talking with the realtor tomorrow since it came in late today. Weigh my options, but I've already told Susan I am heavily leaning towards walking.
