Got the Lexus running :tup: :driving:

Might have to redo the lower hose though. Thought I could get away with the generic one but I think it is rubbing on the fan shroud. Even after some zipties it's still making a lot of noise.

Offer on house was declined. Apparently my single request for an inspection was to much for the seller and they went with a lower offer without an inspection.

It was certainly a good idea to ask for it then. They knew they were hiding something.

Consider this a huge win. You may not have got the house, but you protected yourself. Certainly make sure you continue to request that on future offers.

The main contingencies aka “escape clauses” are:

Satisfactory Home Inspection
Satisfactory Termite Inspection
Satisfactory Mechanical Inspection
Satisfactory Septic Tank Inspection
Satisfactory Radon Test results
Ability to secure financing
Completed sale of an existing home

Always include whatever might be the appropriate contingency language in your area to protect yourself from some potential high cost repairs and/or future liability

I am both a GC and a home inspector on the side and also I wrote contracts for 30 years to limit liability (aka: risk aversion) on major industrial projects. I have also sold about 6 homes myself now.

You did the right thing... good job... I don't care what EW says about you...

Lein, not to beat a dead horse, but I think you are better off without the place. I know as a result of findings in my own home inspection, I was able to talk the seller down an additional $17k, which is hardly insignificant (and it would've been a painful series of surprises). That being said, good luck in continuing your search!

Yea. I am not complaining at all. That just screams being shady if you decline an offer simply requesting inspections done.

On a much happier note. I started the new job 3 months ago as a basic tier 2 helpdesk tech. I'm getting moved over to the applications team for proper sys admin work starting the first week of August. Some of the other helpdesk techs are not happy being here for a few years and still being tier 2 while I am getting to work on exchange and email server stuff.

Yea. I wouldn't have pursued the house anyways if the seller came back with revisions to my original offer. So saved me some time and headaches by the seller being a dink.
