On a more serious note; I think a vice grip on the bottom part after you lift the boot, and a microfiber cloth + strap wrench (or another vice grip like me) and turn both at the same time will work 100%; bottom one clockwise, top part(the knob) counter-clock wise and turn together so the bottom is resisting.
