We texted back and forth a couple of times last night, and made arrangements for him to bring his wife by today, and she loves it! Says he’ll have a purchase agreement @ full asking price tomorrow!

The house is a 2,300 sq. ft. Bi level 5 bed room 2 bath, 2 1/2 car garage with added on car port, on 4 secluded wood acres, surrounded by 3,800 acres of state land.

My mom passed away 25yrs.ago and although my dad kept up with the major updates, ( roof, windows, furnace, a/c.....) he didn’t do much on the inside and that’s why I’ve had the paint and flooring done.

What makes this a deal is the kitchen needs a total gut and the deck that stretches the length of the back of the house needs redoing, in total about 45k.... but this guy is in the trades and can do the needed work for about 1/2 that.
His house is ready to sell, so he can sell his present house at the top of the market and get out of the city, and buy dad’s house at below market due to needed repairs, and we ( as the price would go up accordingly ) can save 20k in brokers fees ! Win, Win !!

rock on rick, this is good news.

Got my Honda back from loaning it to my fiancee's oldest boy. I think he drove it 20 miles total...;)

Decided to put on the new wiper transmission and the new fuel pump module I ordered from Rock Auto a couple of months back. Well, things didn't go quite as planned. I got the old wiper motor & trans out, but broke the cowl piec that goes over the driver's side wiper post. No biggie, I'll just use some duct tape to hold it together. Swapped the wiper motor onto the new trans, and put it in the car. Wipers no work, trans no go back & forth.... :icon14: Cowl off, and double check... dummy, you didn't put enough 'ugga-duggas' on the nut that holds the trans to the wiper. Applied 'ugga-duggas' and tried again. Trans goes back and forth, YA!!!! Install wiper arms... no workie.... WTF?:confused: Moved wiper arms to middle of windshield, try again. Wipers jam up, passenger one gets stuck on driver's side... WTF?!?!?! Take it all apart and try again. I did this for 2 hours until I got smart and looked at the Haynes manual sitting on my shelf in the garage... When I didn't put enough 'ugga-duggas' on the nut holding the trans to the motor, it was 180 degrees out. Removed arm, installed correctly..... :icon14::icon14: wipers work.... whew....

Now for the fuel pump module. Should be easy, it's under the rear seat...... All comes apart easily, going back together..... WTF? I spent 30 minutes trying to put the new retainer that holds the module in the tank before I grabbed the old one and put it all back together. :gtfo2:

I started all this chit at about 11, and finished about 2 pm. It should have been about 90 minutes max..... :shakes head::shakes head:

You have to figure that every job you do. Will take 4 times longer than planned. Yesterday I started to replace the shocks on the truck at 12:30. Got 3 on by 8. Figure that should have taken me 4 hrs for all 4 shocks. :icon14:

Very un motivated today. Schedule for the week. 12:30 to 9. :shakes head: Roy is on vacation. So Joe moves to cover for him. I move to cover for Joe. :shakes head: But I'm taking Thursday off to get my second covid shot. And taking Friday off too. Going to tell them that the shot made me sick. A lot of the people at work who got the 2nd shot called off the next day. I'm going to be just like them.

Wifey got the 2nd shot last week. She wasn't feeling good the next day. So, I figured it's going to happen to me too.

This describes virtually every car project I've ever done, most notably ones where I've told Megan it'll be quick...
