Your plan above is very good. But also consider that you may be better off to request repairs to be fully completed by a licensed foundation repair contractor before closing and then a favorable re-inspection report completed again as well. (Of course the Re-inspection to be paid for by the seller).

The reason a check at closing is less appealing is because there could be unknown hidden issues (rot, mold, termites) that the repairs would find.

I would think that just by asking for this, the seller will back out and you will get your earnest money refunded.

You won’t get your inspection fee refunded, but you can consider that as money well spent. You were certainly wise for insisting on an inspection...

Thank you so much for this insight!! I'll be bringing this up today during our talks. I am at the point where I already want to walk. So this may just be the silver bullet needed.

In today's market, great job offers are hard to come by.

Well that cost could be my health unfortunately. BP issues have been under control the last two-three months but have crept up in the last two weeks. I don't know, we met up yesterday to talk about things. I'll be speaking to his wife today at some point since she's been the one doing most of the role. We'll go from there. Where I'm at now has no room for growth in position/salary but is accomodating for my kiddo's schedule.

I can't tell you the best path, just that my own life has been radically improved (financially) through management. I did pay the price physically with stress at times (and occasionally still do). I consider it worthwhile - I will absolutely trade some level of mental health for a larger paycheck. It's not ideal that I have to make that choice, it's just the reality of life. Anyone who says otherwise is lying. :tiphat:
