I finished my major project Thursday at 2:30. Basically been on coast mode since. I’m enjoying the **** out of this weekend.

I've got plan reviews stacking up all over the place. Aside from the normal tenant finish-out retail stuff, I've got 3 large assisted living facilities over 200K sf each along with 4 new high rise office/apt buildings that are 20-45 stories tall. Wheeeeeeeee.... :ugh:

The architect called me yesterday regarding my proposal for one of the office high rises worried about my numbers. I've been doing this for 15 years, so I've got a pretty good idea on my expenses and income. The proposal was perfectly fine from my perspective, but to make sure they were happy I added 25% and raised my costs from $3K to $4K for my services. Whatever lol... guess I can't complain :tup:

Had a client come to me and tell me we weren’t charging enough and he wanted us to submit a new increased rate schedule. Needles to say I didnt argue much.

Most architects just pass consulting costs onto the owner through their contract documents. With a 10% markup. So when I increase my proposal costs, it makes them more money. No wonder they are pushing for higher fees.

Yeah we do pass thrus too. Rates vary between 5-15%.
