Highest property taxes in the state. An absolutely joke of a city with nothing being revitalized and young people leaving as fast as possible. Nothing to do around the area. 28k population. We have 17 gas stations within a 3 mile radius with another being built. But the local taco shop couldn't afford to stay open because rent was astronomical.

OH, and this parking crap that just happened? It came right after the city decided to spend 1 million and change demolishing a parking structure for the whole downtown area instead of making it safe again.

I didn't talk about the ceramic coating stuff you recommended. The other foaming duragloss stuff. The leather conditioners. The Wolfgang sealant which I'm liking more than four star. The griots speed shine or best of show waxes. The county lake pads being used or those mf clay pads for small applications. Or the painstaking process of shining bright *** lights into the paint to see what micro scratches remain. Lol.

I get most of it?

Worked on the Z after work. Have some minor trimming to do on the splitter. Will do that after I finish the 3" brake duct hose up-grade. 3" hose is stiff to flex to make bends. :icon14:

I HATE scratching a check every month for amenities and general upkeep. When my daughter was young, we took advantage of the pool, clubhouse, etc., but now...zip. The one good thing is that the HOA makes everyone take care of their sh1t without being too overbearing.

Where my daughter was. The HOA was a bunch of power hungry azzholes. She was getting a letter about once every 2 months about something stupid. Glad she is out of that place now.

This isn't even a HOA thing. It's city ordinance. Every city block within a 10 mile radius of downtown which encompasses 80% of the actual "city" now has these signs for parking. This includes commercial and residential areas. Many of the houses in the downtown area don't have garages or more than single stall driveways.

I am looking forward to moving to a place with a HOA to keep owners in line. Where I currently live, the dickweed neighbor never finishes anything and leaves all kinds of crap sitting around all the time. I am so tired of his style that I am moving before I start tossing Molotov Cocktails over the fence...

Just talking about it even gets my blood pressure up... :shakes head:....I’m actually so pizzed about it, I don't even perv on his wife very much anymore...
