The house title... Yeah... that is something I need to get done for sure, but I was told by a lawyer to just wait on doing it till I have time and money to throw at the process especially if estranged relatives come out of the woodwork but in no way is it not mine, it's mine Unless I leave or let it default, i just dont have authority to do anything with the title or the trust. Tho both my cars being out of commission is about to be a major issue tho if I lose my job then you will see a real gofundme page for Keeping the house and selling the cars. If people want to donate or even buy the stuff I'll be listing cool. if not you dont have to and I dont expect anyone too, but if someone finds it in their heart to help me out, cool. Iv'e worked hard so far and will continue to do so, it someone wants to help with a fundraiser to help my house also cool. Other then that, chill. It's not like im asking for a few bucks to supply my smoking habit I can't afford (I dont smoke ha) regardless 15k is a ton of money for someone like me. Hell 6k for just the roof is an outstanding amount all at once. Figured my fellow Z comunity would maybe at least spread the word about my fundraiser, not rag on it because I dont have cancer and a broken back. It's not about whos problem is worse. It's about seeing a problem and those who want to help can, if you think my house issues arn't important to you, then fine. Hate on it all you like. Thats your prerogative. Some people may want to help. Some may not. if 15k people donated 1 dollar id have a safe house for my future now. If you want to donate to cancer then please do, im not telling anyone to help me out. I made the thing, it is what it is, see it how you want, and stop being so negative about it.

Here's the fear- if you dump a lot of money into repairs, and the ownership is legally challenged and you lose, was it worth fixing up the house? No matter how you feel, it's not yours until your name is on the title. Title first, then HELOC and repairs. Use whatever funds you can get together for the legal side. Estates can be nasty, litigious things and it would suck to fix the house right before it goes to some estranged relative with a better attorney.

^^^^, Yep, and it's unlikely someone will have more right to the house then the kid, some random relative is unlikely to win a court case that they should have gotten the house over the son who lives there. First thing I would have done is see if there is maybe a lawyer on here in your area that could offer some free advice, or even take an IOU to help get the house in your name.

True, but without seeing the trust docs it's hard to say.

Just the ability to borrow against the house for repairs makes the ownership issue job one. Honestly, rewrite the godundme to state that's what your doing with the money and you may have more luck.

I am sorry for your loss. The solution is for you to get rid of the Z (somehow) even if you still have to pay for it or are upside down, change the vehicle with a reliable beater, that way your monthly payments are lower. Once you don't have your expensive monthly payments for the Z, repair the house little by little starting with the major repairs. Heck! you can even do it yourself if you have a handy book and some time.

Once the house is fixed you can get the Z back and go with your life.

I really hope the best for you.

OP, Chuck has given you excellent advice. Earlier you mentioned "locked trust", I assume you mean its irrevocable without a beneficiary. Most likely, one of two things will happen depending on your state law.

It could revert back to the original grantor's estate (your grandfather's) or it could go into your Father's estate. The attorney you're speaking to, should know the answer to this. But it sounds like he doesn't, so if I were you, I'd get a different attorney that knows the answer. All states should have specific laws in regards to this.

I'm not going to jump on you for the asking of money. However, I will jump all over you, if you receive money, put it to the home and then not even end up with it!
